Will my kids have to go through probate?

Only if the house is still in your own name when you die. California charges probate fees on the gross value, before the mortgage. That is the whole reason trusts exist here.

California pays probate lawyers on the gross value of your house

Not your equity. A home worth $1.2 million with $700,000 still owed on it is a $1.2 million probate. The attorney and the executor are each entitled to the statutory fee, and it is set by formula rather than negotiated.
